We offer first charge mortgages from the whole of market, but not deals that you can only obtain by going direct to a lender. We offer products for personal and business purposes.
We offer a comprehensive range of second charge mortgages from across the market, but not deals available only by going direct to a lender.
We will advise and make a recommendation for you after we have assessed your needs for Life Assurance, Income Protection and Buildings/Contents.
We offer an Advised Sales service โ we will provide advice and make a recommendation tailored to your specific needs and circumstances.
We will retain commission from the lender. Our initial consultation is FREE. Our fees vary depending on the complexity of the case and loan amount โ normally between ยฃ495 and ยฃ1,495 โ payable on receipt of mortgage offer or on completion of the mortgage. We will confirm your fee prior to submitting your application.
If we charge you a fee and your mortgage does not go ahead, you will receive no refund.
We will retain commission from the insurer. You will receive a quotation which will detail any other fees relating to any insurance policy.

We are covered by the FSCS. Insurance advising and arranging is covered for 90% of the claim with no upper limit. For compulsory classes of insurance, coverage is 100% with no upper limit. Mortgage advising and arranging is covered up to a maximum limit of ยฃ85,000.

We offer Buy to Let mortgage contracts from across the market. However, we are unable to offer some contracts that are only available by going direct to the lender. We offer advice on both first and second charge loans.
We offer an Advised Sales service for Buy to Let Mortgages and Second Charges. This means we will provide advice and make a recommendation for you in relation to your specific needs and circumstances.
Your initial consultation is FREE. Once we have established we can help you and you decide to proceed, a fee is payable prior to any further action.
Our typical broker fee is ยฃ750 to ยฃ1,495 payable on issue of the Mortgage Offer or on completion of the mortgage. The fee is dependent on the complexity of the case. In the case of a Second Charge, we will charge a broker fee of 1% of the total loan value.
On completion of your mortgage we will also be paid a procuration fee from the lender, which will be disclosed to you within the quotation.
If we charge you a broker fee and your mortgage does not complete, you will receive no refund.

An Individual Voluntary Arrangement (IVA) is a legally binding agreement between you and the people you owe money to. You make monthly payments โ usually for 5 to 6 years โ and at the end, any remaining debt is written off. It can only be set up by a licensed Insolvency Practitioner (IP).
Yes โ the only way to exit an IVA early is to make a lump sum payment to your creditors. This is known as a Full and Final Settlement offer. If your creditors accept it, your IVA ends and any remaining debt is written off.
Common sources of lump sum funds include:
There is no fixed figure โ it depends on your specific IVA terms and what your creditors will accept. As a general guide, the Full and Final offer is usually based on your remaining scheduled payments. Some IPs suggest offering slightly more to increase the chance of acceptance.
Important: if the lump sum comes from a family member or friend, it must be structured as a gift, not a loan. Creditors do not typically approve ending an IVA through additional borrowing.
Paying your IVA off early does not remove it from your credit report early. Your IVA stays on your credit file for 6 years from the date it was approved โ regardless of when you settle. However, once the IVA is marked as satisfied, lenders can see you have completed it.
Many IVAs include a windfall clause โ any inheritance, lottery winnings or significant financial gains received during your IVA must be declared to your IP. Hiding a windfall is a serious offence. Always be transparent with your Insolvency Practitioner about any change in your financial circumstances.
If creditors reject the Full and Final offer, you simply continue making your regular monthly IVA payments. You can make a revised offer at a later stage if your IP advises it may be accepted.
